What it actually takes to open a bearing wall in a 1920s Bergen County colonial

LVL versus steel, why the footing under your basement slab decides the price, and what the shoring week really looks like from inside the house.

Almost every kitchen enquiry we take in Ridgewood, Glen Rock and Ho-Ho-Kus includes some version of the same sentence: we want to open this wall up. Often it is the right call. It is also the line item with the widest price range on the whole job, from about nine thousand dollars to well past sixty, and the spread has very little to do with the wall itself.

First question: is it carrying anything

A wall running perpendicular to the floor joists above it is probably bearing. A wall running parallel to them usually is not, though it can still be carrying a point load from something above. The only way to know is to look, which means a small exploratory opening in the ceiling and a trip to the basement to trace what is underneath.

Two minutes in a basement will tell you more than an hour of speculation. If there is a beam or a bearing wall directly below the one you want to remove, there is a load path, and you are in the expensive conversation.

Second question: where does the load go

This is the part homeowners are rarely told about before they get a number.

Removing a bearing wall does not delete the load. It concentrates it. Where the wall used to spread weight evenly along its length, a beam collects it and delivers it to two points. Those points have to land on something that goes all the way to soil.

In a 1920s colonial, they usually do not. What is under them is a four-inch basement slab poured over dirt, and a four-inch slab will not carry eleven thousand pounds on a six-inch square.

So the real scope becomes:

  1. Cut and remove the slab at each end of the opening.
  2. Dig and pour a footing, typically 24 by 24 by 12 inches, sometimes larger.
  3. Set a column or a built-up post from that footing up to the beam above.
  4. Patch the slab.

That work happens in your basement, it needs its own inspection, and it is frequently the single largest line in the wall removal.

LVL or steel

Flush-framed LVL keeps your ceiling flat. The beam sits inside the joist depth, with the joists hung off it on face-mount hangers. On a 1928 house with 2x8 or 2x10 joists you can usually get twelve to fourteen feet this way. It is carpentry, it uses tools we already own, and it is the cheaper of the two.

Steel comes out when the span or the load is past what LVL can do in the available depth. A W8 or W10 section will carry what three plies of LVL cannot, but it arrives on a truck, needs four people or a lift to set, and often needs a wood nailer bolted to it so the rest of the framing has something to fix to. Expect it to add five to twelve thousand dollars over the LVL version.

Dropped beam is the cheap answer nobody wants. The beam sits below the ceiling. You keep the sight line and lose the flat ceiling. On a 7'-11" ceiling it is genuinely unpleasant. On a nine-foot ceiling it can look deliberate.

The shoring week

This is the part that is worth describing honestly, because it is the part people find hardest.

Before the wall comes out, we build temporary walls on both sides of it to carry the load while the old wall is gone. On a two-storey house that means shoring on the first floor and, frequently, on the second as well. For roughly seven to ten days there are two extra stud walls standing in your kitchen and possibly one in a bedroom.

It is loud, it is dusty despite the zip wall, and it looks alarming. It is also the week where nothing appears to progress, because the visible work is all temporary. We tell people the number of days at contract, and we tell them again the week before, because knowing it is nine days makes day six survivable.

What it costs in this market

Rough ranges for Bergen and Essex, 2026, for a single opening in a two-storey house:

  • Non-bearing wall removal, drywall and floor patch: $4,000 to $8,000
  • Bearing wall, flush LVL, footings already adequate: $12,000 to $22,000
  • Bearing wall, flush LVL, new footings and posts: $22,000 to $38,000
  • Bearing wall, steel, new footings, second-floor shoring: $38,000 to $65,000

Add $1,800 to $3,500 for the structural engineer’s stamped design, which you need and which your building department will ask for. Add permit fees, which in most of these towns run a few hundred dollars against the valuation of the work.

Before you get quotes

Ask every bidder three questions. What is the beam, where do the point loads land, and what is under them. A builder who answers all three has been in your basement. A builder who answers in round numbers has not, and the difference will show up as a change order in week nine.
